A New Timber Commercial Building

The project involves the construction of a 400 m² building for production and commercial use, designed to meet diverse functional requirements while maximizing the structural potential of timber.

The project features a hybrid structure, combining different timber construction systems according to the performance required on each level of the building.

The Structure

On the ground floor, there is a warehouse, a workshop, and an exhibition and sales area, designed to provide flexibility, structural strength, and quick construction.

The first floor, created as an elevated level, houses an office area of about 100 m², designed for comfort, natural light, and high energy performance.

Load-Bearing Structure: A Hybrid Approach

The entire load-bearing structure is made of timber, using different technological solutions depending on the building level, aimed at optimizing both structural performance and functionality.

On the ground floor, a timber frame structure with laminated beams and columns was adopted, providing spans suitable for production and commercial spaces while ensuring high load-bearing capacity. The infill panels are made of KVH, with insulation in between and OSB panel cladding, delivering excellent thermal and acoustic performance along with high construction precision.

Particularly important in this phase was the design and installation of metal plates, crucial for proper load transfer and overall structural stability.

On the first floor, the elevated level was built entirely in XLAM (cross-laminated timber). This technology provides a compact, lightweight, and high-performance structure, ideal for office spaces. XLAM also ensures fast assembly, excellent seismic performance, and a high level of indoor comfort.

An Example of Contemporary Timber Construction

This project is a concrete example of how timber can be used in an advanced way even for production and commercial buildings, extending beyond the traditional residential sector. The hybrid approach allows for maximizing the specific characteristics of each construction system, combining strength, energy efficiency, and architectural quality.
